Call to Order:
Mr. French called the meeting to order at 4:00 p.m. and noted a quorum was present.
Minutes:
The commission approved the minutes of the regular meeting on
May 17, 2007.
The motion carried 4-0.
CC-07-08-12, 114-116 W North Street, Signage, Awning and Lighting Plans
Ms. Kerestes spoke about the Micheleo’s building and the redevelopment of the façade at 114-116 W, North Street.
Ms. Koch said she would like to put two large awnings and one small one (over the door) on the building. Ms. Koch brought spoke about the renditions that where done by Johnston Contractors, Inc. and presented a paint scheme for the facade.
Ms. Koch also brought awning fabric colors and a sample of the metal replacement material for above the bay windows. Ms. Koch had picked out a fern green color for the awning fabric and a copper color for the metal material above the windows. The commission was in favor of the colors.
Ms. Koch also spoke about the type of signage for the building. The commissioners were pleased with the overall concept of the building renovation.
Mr. deWerff moved to approve the overall color scheme, awnings, metal roof material over the bay windows and general signage plan conditional on final sign design being approved at a later date through expedited review. Ms. Landau seconded.
Ayes: Ms. Landau, Mr. deWerff, Mr. Kentlzer, Mr. French
Nays: None
Motion declared carried, 4-0.
One Main Development, Block B - Minor changes
Mr. Mauer and Mr. Boardman shared the minor changes to Block B with the Commission. First they addressed the addition of a sixth floor of residential condominiums. As a result, Mr. Boardman said that the plans now show floors four and five as brick and the metal siding only on the sixth level and the building balconies. Mr. Boardman shared samples of the brick and metal in colors of brown and gray. They explained that the metal siding on the sixth floor would be horizontal and a darker gray than the balconies.
Ms. Kerestes noted that staff considered the addition of the sixth floor a minor change, because it did not change the architecture of the building and actually was a positive appearance change. She added that staff was very amenable to the increase in us of brick on the fourth and fifth floors and less use of metal siding. She noted that no additional waivers were required for the sixth floor that hadn’t already been granted to the project.
Ms. Landau asked Mr. Maurer what type of units the condominium would be. Mr. Maurer said that about half of the units will be one bedroom and the other half two bedroom units. The units will have 9 and 10 ft. ceilings.
The Commission asked whether RATIO or One Main had considered using all glass for the upper story of residential to set it apart from the rest. Mr. Maurer said that they would consider the idea, but thought some potential buyers would possibly be concerned about privacy.
Some of the commissioners asked about storage and parking spaces. Mr. Mauer said there will be some storage areas in the lower level that would be available. Mr. Maurer also said there would be at least one parking space per unit. There would be no commercial parking in the lot, just residential. Mr. Mauer said the lower level parking area would be keyed access with exit lighting. Mr. Mauer spoke saying there would also be 13 spaces on the street for customer parking.
Mr. Mauer said they will be getting back to the commission at a later date with better color renderings of the project.
Other Business:
Ms. Kerestes said the Boo Boo’s restaurant in Normal has been
leased out to be new business called D.P. Dough. Ms. Kerestes
said Medici Restaurant will be presenting a
signage plan at the September meeting.
