TOWN OF NORMAL ZONING BOARD OF APPEALS
REGULAR MEETING THURSDAY SEPTEMBER 21, 2006@ 5:00 P.M.

Call to Order:
Vice-Chairman Anderson called the meeting to order at 5:00 p.m. and noted a quorum was present.
Minutes:
The minutes of the August 17, 2006 meeting were approved as submitted
Public Hearings:
- Case No. 06-09-09-V: Accessory structure in excess of
300 square feet, 6 Ardith.
Mr. Rick Harney, 6 Ardith Drive, Normal, Illinois, was sworn in by Vice-Chairman Anderson. Mr. Harney explained that he is an artist and currently rented a building for this workshop. Mr. Harney said he would like to construct a accessory structure in the amount of 360 square feet. ( By code, Mr. Harney could build a 300 square foot structure).
Mr. Anderson asked if Mr. Harney had considered constructing a room addition instead. Mr. Harney said he had, but there are drainage issues at the house and he felt it would cause more problems.
Mr. Blakney spoke of the variation request that Mr. Harney made in 2001 for a room addition. Mr. Harney said for lack of funds he was unable to construction the addition
Mr. Blakney asked about how the accessory building would fit in the back yard. Mr. Harney said it would be 15 feet from the rear lot line and 25 feet from the house.
Mr. Palmgren asked if Mr. Harney could downsize the square feet of the structure. Mr. Harney explained that this would be his workshop and that he would like a larger area in work in. Mr. Harney said some of the sculptures are large and he needs the area to look at them.
Mr. Blakney asked if Mr. Harney would have clients or customers coming to his residence. Mr. Harney said there would be very little traffic.
There was no one else to speak regarding this application.
Mr. Blakney had some concerns about this size of structure in the rear yard. Mr. Blakney felt the code should be maintained for the standard size of accessory building. Mr. Palmgren agreed.
Mr. Blakney moved to approve this variation as requested. Mr. Palmgren seconded.

Nays: Ms. Brand, Mr. Blakney, Mr. Palmgren, Ms. Lorenz, Mr. Anderson
Motion denied.
